These indices measure different parts of the market (completed sales vs mortgage approvals vs asking prices), so their numbers legitimately differ. The comparison is maintained in the house price indices reference, which also explains why the figures point in different directions.

Mortgage approvals fell below the six-month average in July 2026
Net house-purchase mortgage approvals fell to 56,100 in July 2026, from 58,200 in June and below the six-month average, while the effective rate on new mortgages rose to 4.45%.

UK property transactions fell in July 2026, HMRC data shows
An estimated 96,710 seasonally adjusted UK residential transactions were recorded in July 2026, down from a revised 98,390 in June, according to HMRC figures.
