How to sell your house fast: cash buyers, quick sales and the traps

Selling a house fast usually means one of three routes: pricing right and selling to a cash buyer, using a quick-sale company, or selling at auction. All three can complete in weeks instead of months - but the fastest option is almost always the most expensive, and the “instant cash” companies have a worse reputation than the maths alone would suggest.

The quick-sale company maths

Quick-sale companies offer a guaranteed, chain-free purchase - typically at 15–25% below market value, and sometimes with extra “admin fees” deducted on top. On a £300,000 home that’s £45,000–£75,000 you’re giving up. That’s the price of certainty: no viewers, no chains, no renegotiation. It can be the right call when you need to move fast for personal reasons - but it is a discount, not a convenience fee.

How to sell fast without giving it away

  • Price 5–7% under the market - the single biggest driver of speed is the price. Underpriced homes sell in days; the agent’s “guide price” for a quick sale should be based on comparable solds, not asking prices
  • Market to cash buyers specifically - buyers without a chain can complete in weeks. A good agent actively canvasses their cash-buyer list before listing publicly
  • Stage and fix the obvious - declutter, neutral paint, fix the dripping tap. First impressions decide the first weekend of viewings
  • Get the paperwork ready now - EPC, title deeds, guarantees, FENSA certificates. A sale that’s ready to exchange doesn’t get lost in conveyancing delays
  • Be flexible on timing - offer quick completion; some cash buyers pay a premium for a home they can move into fast

The honest timeline

With a genuinely ready cash buyer, exchange in 4–6 weeks is realistic - about half the speed of a typical chain sale. With a quick-sale company, 2–4 weeks is common but the discount eats the benefit. Auction sales complete in 28 days but carry fees and no guarantees. The fastest route that doesn’t cost you the difference is: price right, prepare the paperwork, and target cash buyers.
